Alliance Residential Company is proud to announce the promotion of Andrew Howe to Managing Director of the Mid-Atlantic region. With a sharp focus on Charlotte, Raleigh/Durham, and Charleston, South Carolina, Howe steps into this role bringing deep market knowledge and a proven track record — having joined Alliance in 2018 and most recently serving as Development Director. His promotion is a reflection of our commitment to building best-in-class leadership across our fastest-growing markets.

“In this role, with how Alliance is set up, it’s almost like you’re the CEO of your own business,” he said. “My job here is going out to source development sites through land brokers, getting them under contract, due diligence work, getting the lender on board — basically the full entitlement process.”

Howe said he plans to continue on the same growth path as his predecessor, keeping Charlotte in the forefront. He replaces Donald Santos, who was promoted as Alliance’s new Senior Managing Director for Southeast and the Mid-Atlantic regions.

“Charlotte is our backyard, so I don’t ever want to miss out on an opportunity here,” Howe said. “We’ve done a really good job since putting a flag in the ground in 2016 and have a dominant market share here and in the Carolinas.”

Howe’s promotion was one of four that also included Santos, Carter Brehm as Managing Director of the Georgia region and Stephen Keller as Managing Director of the Tennessee region.

“Our strategic plan is to continue to expand our opportunities on the East Coast. Alliance Residential Company celebrated its 25th anniversary by opening two West Valley properties
totaling 746 units in 2025: the 432-unit Prose Ascend in Avondale and the 314-unit Broadstone Westgate
in Glendale.

“Our plan is to increase production in 2026 and 2027 across the 30-plus markets where we are active as
the markets recover and investment capital returns,” said Jay Hiemenz, chairman and CEO of Alliance
Residential. “Alliance currently has roughly 75 projects under construction and lease up nationally, and
another 55 projects in development.”

The past few years have been challenging as deliveries were at record highs, but the developer will
continue to be very active in the Phoenix market over the next 25 years, said Ian Swiergol, managing
director of the Southwest market for Alliance Residential.

“We are actively engaged on multiple land sites in submarkets that continue to experience strong
resident absorption and income growth,” Swiergol said. “We are looking around the entire Valley but are
currently focused on sites in the north Phoenix and southeast Valley/Tempe submarkets.”

Since joining Alliance in 2021, Brehm has played an instrumental role in sourcing more than 2,500 multifamily units, representing over $600 million in total capitalization, including The Clara by Broadstone, The Weldon by Broadstone, Prose Cartersville, and newly under construction Broadstone Innovation. Prior to joining Alliance, Brehm advised on the disposition of more than $1 billion in multifamily assets at Colliers International. As a graduate from The University of Alabama, where he earned a bachelor’s degree in marketing with a concentration in real estate, Brehm is a member of the Atlanta Young Multifamily Professionals (AYMFP).

Since joining Alliance in 2018, Howe has sourced more than 5,600 multifamily units across the Carolinas, including the recently completed Broadstone West End, and newly under construction Broadstone Point Hope and Broadstone RTP. His leadership has been central to expanding Alliance’s development footprint throughout the region and strengthening the firms pipeline in key growth markets. Prior to joining Alliance, Howe advised on the marketing and disposition of more than $7 billion in multifamily assets at ARA Newmark across North and South Carolina. Howe graduated from Roanoke College, where he earned a Bachelor of Business Administration with concentrations in finance and marketing.

Since joining Alliance in 2019, Keller has delivered more than 2,000 multifamily units in Southeast markets, including recently completed Broadstone Berry Hill. Prior to joining Alliance, Keller was part of the Debt and Structured Finance team at CBRE, where he helped source over $400 million in debt and equity for multifamily, office, and industrial products across the Southeast. Keller graduated from The University of Alabama, where he earned a Bachelor of Business Administration in finance with a concentration in real estate.

Alliance Residential Company expands regional structure by dividing the Southeast Division and launching a new Mid-Atlantic Division

ATLANTA/CHARLESTON/CHARLOTTE/NASHVILLE, (August 28, 2025) – Alliance Residential Company is excited to announce the restructuring of its Southeast Division, effective June 1. Under the new structure, the Southeast Division will encompass the Georgia and Tennessee regions, while the Carolina region will transition into the newly established Mid-Atlantic Division, designed to support and accelerate growth in these markets.

Noah Randall, previously Managing Director for Georgia and Tennessee within the Southeast Division, will now lead the restructured Southeast Division, and Donald Santos, who previously served as Managing Director for the Carolinas within the Southeast Division, will head the newly established Mid-Atlantic Division. Wayne Edy, Vice President of Construction, will oversee construction teams in the Southeast Division, while Hunter Buck, Vice President of Construction, will lead construction efforts in the Mid-Atlantic Division.

“As we embark on this new chapter, we reflect on the incredible achievements of the Southeast Division thus far,” said Alliance Residential Company Chief Operating Officer – East, Brian Austin. “This change represents not only a structural shift but also a renewed commitment to excellence, collaboration, and community impact.”

In conjunction with the division restructuring, the company announced key leadership advancements and milestones across both regions. In the Southeast, Carter Brehm has been promoted to Development Director for the Georgia region. Since joining Alliance in 2021, Brehm has been involved in the development of more than 2,500 multifamily units in Georgia, representing a total capitalization of over $600 million, including the newly opened Weldon by Broadstone.

Stephen Keller will continue as Development Director for the Tennessee region, where he is responsible for sourcing, underwriting, and executing new development opportunities. Since joining Alliance in 2019, he has executed more than 2,100 multifamily units across the Atlanta and Tennessee markets, spanning high-rise, mid-rise, and surface-park product types. His most recent delivery is Broadstone Berry Hill, with an additional 600 units currently in the capitalized pipeline.

In the Mid-Atlantic, Andrew Howe will continue as Development Director for the Carolinas. Since joining Alliance in 2018, he has been involved in the development of more than 5,600 multifamily units throughout the Carolinas. His most recent delivery is Broadstone West End, with an additional 2,000 units currently in the capitalized pipeline.

Daiwa House Group, a leading construction and real estate development company in Japan, makes Scottsdale-based Alliance Residential its first and exclusive US residential rental platform investment

SCOTTSDALE, Ariz. – (Nov. 4, 2024) – Alliance Residential Company, one of the largest multifamily developers in the nation (“Alliance Residential”), is pleased to announce a minority investment in the company by Texas-based Daiwa House USA Holdings Inc., a U.S. subsidiary of Daiwa House Industry Co. Ltd. (“Daiwa House”).

Daiwa House is a global real estate investment, development, construction and management company, based in Japan and traded publicly on the Tokyo Stock Exchange with over $40b in total assets. Previous US real estate investments include three for-sale homebuilders: Stanley Martin in the East, Trumark Companies in the West, and CastleRock Communities in the South. With this transaction, Alliance Residential becomes their first and exclusive platform investment in the U.S. rental segment.

No significant changes to Alliance Residential’s business model or operations are anticipated. The company will continue to finance opportunities with its long-time trusted lending and investment partners. Alliance Residential’s senior management team will remain unchanged except Bruce Ward, who will transition to Chairman Emeritus. The Alliance Residential Board will include current Alliance Residential executives including Chairman and CEO Jay Hiemenz, COO-West Nick Chapman, COO-East Brian Austin and CFO Bob Weston, together with representation from Daiwa House.
