3-Way Control Valves or Pressure Independent Valves?

A 3-way control valve shuts off water flow in one pipe while opening water flow in another pipe. In a modulating or 3-point floating application the valve can also mix water from two different pipes into one pipe or divert water from one pipe into two different pipes. Connected to the Building Automation System and thermostats located in each zone, the 3-way valve directs the heating or cooling water through the coil if heating or cooling is required. If the zone does not need heating or cooling the flow is directed through the bypass line to the return piping. This means the flowrate will stay the same if you use 3-way valves in a system. In comparison a 2-way valve can stop water flow to the coil when there is no need for heating or cooling. This means the flowrate will vary if you use 2-way valves in a system.

Side Stream Filters

Side stream filters are installed on almost every commercial hydronic system, diverting a small portion of the total flow from the discharge of a circulating pump through the filter, and back to the pump inlet as shown here. The media in these filters is very fine and capable of removing small particles. As with any filter, it works best if the flow rate through it is controlled to a recommended maximum. If overflow occurs, the media can actually be ripped out of the casing and thrust into the system. A sight flow indicator is usually installed to show that flow exists, but not how much. In most cases, a designated person physically throttles the flow through the system using an isolation ball valve to whatever flow they think is correct.

With more and more actuator manufacturers removing on/off control actuators from their product line, the Controls Contractor is forced to find ways to convert the standard threepoint floating actuators (also called tristate) to on/off actuators (also called two position). Griswold Controls has worked with Siemens to offer a solution with their GDE131.1P actuator. Floating Actuators Form C, SPDT Relay The diagram on this page is the Siemens GDE131.1P wiring diagram. The contractor will need to add a SPDT relay to their wiring system which costs less than $5. This type of relay output is found on all building automation systems and allows a three-point floating actuator to work in place of an on/off actuator

Griswold Controls recommends venting the air from the HVAC system to protect equipment from damage and limit noise. Air trapped in a system can lead to nuisance vibrational noise due to the pulsing of springs or diaphragms. It can also lead to cavitation which shortens the life of HVAC product. ASHRAE Fundamentals Handbook 2009 edition supports the connection between air and noise in chapter 22, “water velocity noise is not caused by water, but by free air, sharp pressure drops, turbulence, or a combination of these, which in turn cause cavitation or flashing of water into steam” Therefore it is important to remove air in both Automatic Flow Limiting Valves as well as Pressure Independent Valves.

Proper Valve Installation

Heat pump applications require a quick opening actuated control valve to protect the compressor from failure – most manufacturers recommend that the control valve deliver adequate chilled water to the compressor within 30 seconds or less to prevent overheating. Griswold Controls has a few options for this application. The Balance Zone is a compact combination flow limiting and actuated valve. Its compact size makes it a competitive option for a heat pump control valve. For this application use the Balance Zone with the on/off EV.1.4 actuator. This actuator has a built-in end switch that can be wired so that when it is triggered, the compressor is powered on. When the switch is triggered the valve is about half way open and the flow will be sufficient to protect the compressor from failure.

When a Contractor’s Manual Balance Valve readings are anything less than ±1% accurate, the engineer’s system design is costing someone money. In many installations, contractors may sacrifice accuracy for space considerations since traditional Manual Balance Valves require straight pipe length upstream and downstream. Fail-safe – Capacitor Return vs. Spring Return

A fail-safe actuator returns to a pre-set home position when power is removed from the actuator. In comparison a non fail-safe actuator stays in its last position when power is removed. Fail-safe actuators are often used on crucial valve applications that require protection from excessive temperatures, such as preventing coils from freezing or rooms from overheating. If the fail-safe actuator is set to fail closed then when power is removed the actuator will rotate to the closed position. If an actuator is set to fail open then when power is removed the actuator will rotate to the open position. A standard rule of thumb is heating valves are usually fail-safe “normally open” to prevent the coil from freezing. Coiling valves are normally not fail-safe but if the engineer specifies fail-safe then they are typically “normally closed.” It is important to verify with the contractor or engineer their preference.

Facility Description

The First National Bank Tower dominates the Omaha skyline, standing thirteen stories taller than the next tallest building in the city. At the time of its construction, it became the tallest building in a six-state region and remains the tallest tower between Denver, Colorado and Minneapolis, Minnesota.

The designers envisioned a landmark building that would embody both urban sophistication and Midwestern character. Rising 43 stories and encompassing approximately 999,100 square feet, the tower blends modern architecture with warm-colored masonry that reflects the region’s traditional aesthetic.

Five parking garages surround the tower and are connected through a network of private and public walkway tunnels, allowing pedestrians to move between buildings while protected from harsh Midwest weather.

Several unique features distinguish the tower:

  • Architectural setbacks around the structure create the visual effect of a flower blooming as the building rises.
  • The building has received four industry awards, including two from the American Council of Engineering Companies — the largest and oldest association of engineering firms.
  • A striking 10,000-square-foot winter garden on the north side of the tower serves as a major architectural focal point.

Project Description

Originally constructed in 2002 with Ultra Z packages, the First National Bank Tower is now undergoing a large-scale retrofit led by Hydronic Energy. The modernization includes the installation of approximately 800 Griswold Controls Isolator Y valve packages.

Isolator Y valves provide a wide range of flow and PSID options and include pressure/temperature test valves, a drain valve, and a choice of union end pieces. Their compact design makes them ideal for installations where space is limited.

A key benefit of the Isolator Y package is the easily accessible flow control cartridge, which can be serviced or replaced without breaking piping connections. This allows system flow adjustments to be made quickly and efficiently as building requirements evolve.

    Erie Insurance Building

    Facility Description

    Erie Insurance Headquarters’ new office building is LEED-certified, environmentally friendly and will have four larger floors and three, smaller tower floors. It will be the largest building on ERIE's campus, housing up to 1,200 employees.

    The Erie Insurance Home Office expansion consists of a new seven-story building with impressive amenities. For example, this building features an atrium, presentation venue, employee recognition display area, exercise area and serves as a primary connector-tying the buildings on the west side of campus to the main buildings on the east. Additionally, the new facility will serve the office and common public spaces to facilitate communication and interaction for over 12,000 employees. A library and café are included to enhance the complex.

    The campus complex of approximately 307,158 square feet, includes bridges connecting the 8th Technical Learning Center to the new office building. In addition, the campus will connect to the Perry Square Building. Architect Albert Kahn and Associates, Inc. and General Contractor PJ Dick are working together to oversee the Erie Insurance Home expansion where Griswold Controls installed GCPS-2IRIS with QuickPress and customer supplied ATCs.

      Description

      Donut, doughnut, or…Gefüllte Krapfen? Sounds like a sneeze, right? Schools teach us a lot of important things, but this might be a history lesson you don’t know: the donut, as we know it today, was originally named by the Germans, thus we have the “Gefüllte Krapfen!” Later, a more modern version was published in an English cookbook as a “dow nut.”

      The donut then made its way across the pond and into the very first instance of the traditional donut we know today. Since then, it has been a staple of American culture. 110 years after the arrival of the donut, Hostess Brands was born.

      For over a hundred years and through 23 avenues, Hostess Brands has been a delightful part of American tables. Today, they are best known for the Twinkie, Ding Dong, and Donette.

      Although Hostess wasn’t around in 1485 with the German donut, they chose the modern route — and not only with their donuts. They wanted a fantastic and modern way to do HVAC, much like the donut itself. Not only that, but making sweet treats is a precise art. Just ask grandma!

      Project Description

      If the oven was off a few degrees, would she be happy? If the bakers were too hot or too cold would their baked goods be as tasty? The correct answer is no.

      That is why Hostess Brands needed a balanced HVAC system that provides the right flow in every zone of the building.

      Valves provided in this project ranged anywhere from ½” pipe size to 10” pipe size, balancing all aspects of their HVAC system and ensuring precise heating and cooling throughout the facility.

      This means that the building maintains the correct amount of heating and cooling — 24 hours a day, 7 days a week.

          At $9,625,000 per acre, this new hospital is set to leave hardly any medical need unmet. A 37-bay emergency department, heart and hybrid suites, and interventional radiology will all be supported by imaging, pharmacy, and laboratory departments.

          All of these expertly assembled and staffed medical suites need precision in every part of their environment. Hospital HVAC systems work harder than HVAC systems in most buildings because they run 24/7/365. Furthermore, they contribute to the health of patients in the room by improving air quality and mitigating airborne disease transmission.

          Project Description

            The Covenant Health West Tower is a 6-story, 200,000-square-foot facility in Lubbock, Texas, replacing the original building on the same site. This $140 million renovation added 89 beds with capacity for an additional 60, along with 200 new parking spaces and state-of-the-art inpatient facilities.

            Designed for patient and staff comfort, the building features approximately 300 manual CPPS – 2QIS coil piping packages to ensure balanced HVAC performance throughout all zones.

            Feedback from patients and staff was incorporated into the design, including adjustments to the parking garage to improve accessibility and overall experience.

            Project Description

            To achieve consistent comfort in this modern healthcare facility, the Covenant Health West Tower installed ~300 manual CPP-2QIS coil piping packages. These packages include venturi for flow measurement and setting, two pressure/temperature test valves, and a memory stop.

            End piece connection options are available for 2-way and 3-way packages with Isolator Union and manual air vent. The Isolator S features a strainer, pressure/temperature test valve, drain valve, and ball valve, providing reliable protection and control for the HVAC system.

              City of Hope Hospital

              Facility Description

              The City of Hope Cancer Center will be a 190,000 square-foot, LEED-certified cancer center of the future in Irvine, California, and one of our personal favorite projects since it is a few miles from our factory. It is to be located on 11 acres of the master-planned FivePoint Gateway community. The center will become a regional cancer care hub in the heart of Irvine for years to come.

              This patient-focused location offers highly specialized cancer care, clinical research with access to Phase 1-3 clinical trials, precision medicine, and early detection and prevention programs. It will be the home of leading cancer researchers and care professionals and be a center for innovation and compassionate care.

              Every step of the way, they have been working with patients, caregivers, and the community. In fact, they began planning for the building by inviting hundreds of people to a design session. They asked participants to walk through mock-ups and provide feedback on everything from patient rooms to corridors to meeting areas. The result will be a facility that is tailor-made to Orange County.

              Project Description

              However, not only the design work is tailor-made. The HVAC is as well and it needs to be for such an important building. This project is using brass and steel flanged QuickSet valves along with some complimentary equipment in the form of Isolator S and Flanged strainers. For those that don’t know a lot about QuickSet, here is why our clients choose it.

              When a Contractor’s Manual Balance Valve readings are anything less than ±1% accurate, the engineer’s system design is costing someone money. In many installations, contractors may sacrifice accuracy for space considerations since traditional Manual Balance Valves require straight pipe length upstream and downstream. Straight pipe length is not required with Griswold’s Disturbed Flow Measurement used exclusively in the QuickSet Manual Balance Valves. When the engineer specifies a QuickSet, they can count on the balancing contractor getting a ±1% test accuracy no matter what space the contractor has to install the valve. The engineer’s QuickSet specification guarantees the energy efficiency and lower operating cost desired by the owner (Read more here).

                MFSH

                MFSH (Millard Fillmore Suburban Hospital) NICU is a 265-bed community hospital, 10-bed and level II Neonatal Intensive Care Unit. Generally speaking, they deliver over 2500 babies annually and support their health care needs. With the addition of adding 4 North to MFSH's footprint, this will allow for additional resources to care for the infants.

                Moreover, the addition of a neonatal intensive care unit (NICU) adjacent to the original structure of Millard Fillmore Suburban Hospital supports the hospital's current labor/delivery and mother/baby units and enables the hospital to provide comprehensive newborn care for medically unstable or critically ill newborns.

                Millard Fillmore Suburban Hospital NICU projects consist of brand new eight-bed inpatient unit (4 North), it offers spacious flex units, outfitted to accommodate new moms and infants. Each private room offers patients hotel-like amenities that provide both privacy and comfort including floor to ceiling windows, a bathroom with shower, refrigerator and a sleeper sofa for family members staying overnight. The open layout also features a centralized nurse’s station with a nursery, a kitchen area, an expanded suite and a large family room for visitors.

                This State-of-the-art facility used Griswold Controls CPP-PICV valves with customer supplied ACTs.

                  Facility Description

                  The OU Medical Center Adult Patient Tower is a state-of-the-art medical tower at OU Medical Center to meet the increasing demand for the highest level of care. The sparkling façade will reflect OU Medicine’s commitment to leading health care. The new facility boasts ample space for 144 additional inpatients and their families. Additionally, it will include modern amenities, cutting-edge medical technology, and offer resources to ensure a satisfying patient experience. The project is broken into 3 phases, first being the enabling phase, second being the construction of the new OU Medical Center patient tower, and last being the renovation of the existing adult patient bed tower.

                  Phase 1: Enabling

                  In March 2018, the enabling phase was complete. All work is related to maintaining service to the gamma knife procedure room and the existing PET/CT procedure room during construction of the new OU Medical Center patient tower. This project consists of 8,834 square-feet in demolition and 3,384 square-feet in renovation to prepare for the development of the new OU Medical Center patient tower. As a result, the sequencing of this work was strategic to minimize impacts to the existing operations.

                  Phase 2: New Construction

                  Secondly, in the new tower build-out, the foundation work consisted of reconfiguring the current emergency department parking lot to allow for the construction of the new OU Medical Center patient tower. The tower includes new foundation expansion work, and earth retention, concluding in 69,582 square feet of new foundation. The additional core and shell work will consist of a high-rise height of a 147-foot tall concrete building and an overall 401,900 square feet of interior build-out.

                  Phase 3: Renovation

                  Lastly, the construction of the OU Medical Center patient tower, the interior renovation of the existing patient bed tower will begin, which will consist of 96,900 square feet of a major renovation. The construction of the new patient tower will open in October 2020. In conclusion, the new OU Medical Center Patient Tower Hospital Expansion will be 456,000-square feet of additional space, 152-feet tall, and eight new floors with room to grow. It will offer 144 beds, 32 new operating rooms, intensive care unit, medical/surgical floor, a stepdown unit, and large patient rooms with extra space for the family. In the construction of OU Medical Center, Griswold Controls provided CPP-2IRIS Packages with customer supplied ATCs.

                    Facility Description

                    At the Mason General Hospital, a two-story 60,000 square foot medical office building will consolidate services from local practices. This expansion will increase exam rooms from 71 to 104. The MGH Hoodsport Family Clinic will remain in its current location. Griswold Controls was excited to be a part of this project that provides easier access to health care services for patients and their families. Griswold Coil Piping Packages used on this project are pre-assembled piping systems that save time and reduce cost.

                    The initial phase of the project began this summer with the relocation of the Health Information Management Department, Human Resources Department, MGH Foundation/Development Offices and the Volunteer Services Department. Consequently, these series of office and department moves accommodated the staging of construction. The next phase of the Medical Office Building construction will include the clearing of the north parking lot area, demolition of the Human Resources building, relocation of the South Main Entrance driveway, completion of the north parking lot, the completion of the medical office building throughout 2019. As a result, these efforts will culminate in a grand opening after the project is completed.

The company is investing an unprecedented $1.1 billion to establish a state-of-the-art photovoltaic (PV) solar module manufacturing facility in Lawrence County, Alabama. Scheduled to begin operations in 2025, this facility represents a major milestone in advancing domestic renewable energy technology and production.

                        The new manufacturing complex will serve as a hub of innovation and technological advancement, with anticipated domestic manufacturing capacity exceeding 10 gigawatts (GW) by 2025. This investment reinforces First Solar’s commitment to strengthening the nation's renewable energy infrastructure while expanding high-tech manufacturing capabilities within the United States.

                        Los Angeles International Airport (LAX), a global aviation hub serving a staggering 88 million passengers in 2019, is in the midst of a groundbreaking transformation. A colossal $15 billion modernization endeavor is underway, with one of its central components being the implementation of an innovative Automated People Mover (APM) system.

                        The APM is a state-of-the-art electric train network, gliding along a 2.25-mile elevated guideway with six strategically positioned stations. Three stations are within the Central Terminal Area (CTA), while the other three stand outside. This system connects passengers to rental car facilities, parking garages, and public transportation, significantly reducing traffic congestion while improving the passenger experience. The APM operates 24/7, with trains every 2–3 minutes during peak hours, completing the journey in just 10 minutes.

                        Griswold Controls was entrusted with providing its industry-leading HVAC solutions for this project, supporting heating and cooling systems in both stations and trains. This collaboration continues Griswold Controls' long-standing involvement with LAX International Airport.

                        Products Used

                        Griswold Controls' Coil Piping Packages (CPPs) are pre-assembled piping systems that streamline installation while reducing field assembly errors. Each package includes flow control valves, isolators, ball valves, unions, Y-strainers, temperature control valves, stainless steel hoses, insulated hoses, air vents, pressure/temperature test valves, and drain valves. This integrated solution saves time, reduces labor, conserves energy, and lowers maintenance costs.

                        Large Flanged QuickSet valves were also used to provide precise manual flow control. These valves feature brass venturi inserts for accurate flow measurement, graduated memory stops for flow adjustment, low-pressure drop, exceptional sealing, and are suitable for air handling units, chillers, cooling towers, and pumps. Sizes range from 2.5" to 20" in various end styles.

                          What do Grand Central Station, Ellis Island, and the grounds of the U.S. Capitol all have in common? They are each smaller than the massive 2.8-million-square-foot GM Electric Battery Plant built in Lordstown, Ohio.

                          General Motors partnered with LG to construct this extraordinary facility. With a $2.3 billion investment, over 1,100 new jobs created, and more than 14,000 hours of development work, the plant is designed to produce batteries for GM’s expanding electric vehicle lineup.

                          The facility is capable of producing approximately 30 GWh (gigawatt hours) of battery capacity annually, with the potential for future expansion. For comparison, the fictional DeLorean from Back to the Future required 1.21 gigawatts of power—about 1,622,637 horsepower.

                          As electric vehicles become increasingly common, facilities like this will play a critical role in shaping the future of transportation. GM’s Ultium lithium-ion battery technology uses 70% less cobalt and replaces it with recyclable aluminum, helping ensure long-term sustainability and scalability.

                          No straight pipe runs are required for normal operation. When paired with a butterfly valve for shutoff, the 2-1/2″ to 20″ Metering Station becomes a fully functional QuickSet Manual Balance Valve with memory stop for accurate system balancing.

                            Have you ever been surfing on eBay, looking for something interesting? How about sending or receiving money using PayPal? Bought tickets using StubHub? These are all functions that the eBay Utah Data Center server is performing today.

                            This data center is the world’s first to use Bloom Energy Savers™ as its main power source instead of relying on the grid. The facility cools IT equipment with plate heat exchangers mounted directly to the racks and uses outside air with evaporative cooling towers instead of industrial chillers.

                            The facility is supplied by Griswold Controls’ Pressure Independent MVP valves, available in sizes 2-1/2″ to 10″ and flows from 40 GPM to 1220 GPM, providing precise pressure-independent flow control.

                            Project Description

                            Pressure Independent MVP valves reduce energy costs and improve occupant comfort by precisely controlling the flow to each coil. This reduces over- and under-flow, minimizes actuator cycling, increases available plant capacity, and simplifies system design.

                            By accurately controlling water flow, the valves also reduce the need for additional pumping, minimize capital expenditures, and maximize energy efficiency.
