LIV Development is pleased to announce the appointment of Tim McEachern as Chief Development Officer. In this role, Tim leads the Pre-Development team and oversees development strategy and execution across all ground-up and acquisition activity nationwide.

Tim brings more than 25 years of experience spanning development, construction, and financing, with a proven track record of delivering complex, large-scale multifamily projects.

Prior to rejoining LIV, Tim served as a Development Partner at Middleburg Communities, directing new multifamily and single-family rental development throughout the Tampa Bay and Southwest Florida markets. He previously spent seven years with LIV, where he helped deliver 11 Class A communities totaling approximately 3,100 units in Florida. Most recently, he served as Managing Director of the Southeast Region, leading pre-development efforts across multiple states.

Tim’s background also includes senior experience in commercial real estate lending at Regions Bank, where he managed a $425 million portfolio and originated $310 million in new loan production.

“Tim’s leadership and knowledge were instrumental to LIV’s growth and contributed meaningfully to our success for nearly a decade,” said Robb Crumpton, Founder and CEO of LIV Development. “He understands what it takes to succeed in this industry and at LIV. In 2026, LIV Development marks a meaningful milestone: 20 years of growth, disciplined execution, and steady progress.

Since 2006, LIV has been guided by the belief that when there is an investment in the betterment of people, the returns are always higher. That belief has shaped how LIV approaches development, operations, and long-term value creation, and it continues to inform the company’s work today.

This anniversary is time to reflect on the progress made over the past two decades and to recognize the people who have helped make it possible. LIV’s team members, investors, partners, and residents have each played an important role in shaping the company’s growth through their trust, commitment, and shared vision.

The festivities officially kicked off on the first day back in the office after the new year, when the full team gathered for a company-wide anniversary celebration. Balloons and treats set the tone for a year focused on alignment and momentum.

Later that day, the team gathered for LIV’s annual all-team State of LIV lunch, where Robb Crumpton, founder and CEO, shared reflections on 2025 and outlined goals and priorities for 2026. His remarks reflected on the work that has defined LIV over the past two decades and the momentum carrying the company into its next chapter.

The team closed the lunch by raising a glass to 20 years of progress and sharing a celebratory cake, marking the milestone together.

With more than 25 years of multifamily experience, Spehr brings deep operational expertise to LIV. Most recently, she was Managing Director of Property Management at RangeWater Real Estate. She also served as Regional Vice President at Fogelman Management Group, overseeing operations across Georgia and Florida, including several LIV communities. Earlier in her career, she held leadership roles with Greystar, where she sharpened her expertise in apartment operations and team development.

“Kim’s depth of experience in multifamily operations and her proven ability to develop high-performing teams adds great value to LIV,” said Katie Stripling, Chief of Staff for LIV Development. “Her leadership comes at the right time as we continue to grow the Livano brand and strengthen our asset management platform.”
