Morris-Depew is proud to highlight our role in the Legacy 5000 project, developed by Geis Companies, bringing to life two buildings totaling 500,000 SF of flex industrial space, located near the fast-developing Alico Rd Corridor.Our expertise in site design, permitting, surveying, engineering, planning, and landscape architecture played a pivotal role in creating and executing a cohesive development strategy that included zoning enhancements, expedited tenant occupation, tenant flexibility and improved site marketability.

Morris-Depew is thrilled to showcase our involvement in the Pepsi Distribution Center project at Premier Airport Park off Alico, a future-forward facility serving as a model for their facilities nation-wide with cutting-edge technology and electric charging stations for delivery trucks. In collaboration with Lee County Economic Development Office, our team expedited site design and permitting utilizing a coordinated and strategic approach in concert with the developer, architect, contractor, and Lee County that enabled the project roadways, utility extensions supporting the 187,000 SF facility that accommodates 180 employees and distribution operations to be delivered on time to meet an aggressive schedule.

To return a spotlight our ongoing work with the Bear Creek project, nestled along the picturesque and rapidly developing area of Freeport, Florida located in the Emerald Coast renowned for its destinations like Scenic Highway 30-A and the Beaches of South Walton. Having successfully completed Phase III A in 2023 with 91 lots amid challenges presented during the COVID pandemic we have turned our sights on Phases III C & D which, when completed in early 2025 will deliver another 97 lots and a sports and recreation amenity with a large swimming pool and pickleball courts. Our continuing comprehensive suite of services on the Bear Creek project include conceptual site planning, Civil Engineering and Landscape Architecture design and permitting combined with strategic phasing designed to work around ACOE and FEMA approvals to maximize construction efficiency and the delivery of homesites to the developer.

Morris-Depew is excited to contribute to the transformation of northern Cape Coral through the Coral Lakes project which is a unique multifamily residential development on 34 acres located on Del Prado Blvd. Tasked with navigating complex land use and zoning challenges, our team was successful in receiving approval from the City Council to amend the commercial land use designation to multifamily and transition the project from an outdated Planned Development Project (PDP) zoning to the contemporary Planned Unit Development (PUD) designation. This effort included severing old agreements and establishing new Land Development Code standards in collaboration with the City of Cape Coral, a process spearheaded by our dedicated team over two years. These actions have paved the way for development of a unique multi-family residential community, a housing product which is in high demand within what is currently a predominantly single-family residential locale. As we embark on the engineering and permitting phase this project stands as a testament to our ability to innovate within ever-changing and complex regulatory frameworks.

Morris-Depew is thrilled to showcase our involvement with the Margaritaville project on Fort Myers Beach, a testament to resilience and vision post-Hurricane Ian. We were closely involved in the approval of the Commercial Planned Development and have carried the project through site design and permitting. Our role in landscaping harmoniously blends native vegetation with the vibrant, tropical ambiance synonymous with Margaritaville Brand, creating inviting spaces from dune-adorned terraces to a welcoming pool area designed for relaxation and enjoyment. Brendan Hartley, Assistant Surveying Director at Morris-Depew Associates, has recently obtained his Professional Surveyor and Mapper (PSM) license from the State of Florida following the completion of the Degree of Bachelor of Arts in Integrated Studies by Florida Gulf Coast University (FGCU). Alongside his degree, Hartley has also earned an Undergraduate Certificate in Geomatics from the University of Florida, marking a substantial addition to his professional qualifications.

The Beautification Advisory Committee of the City of Fort Myers successfully completed the Rotary Clock Beautification Project at Centennial Park. Collaborating as a committee, members Piper Smith, Debbie Hughes, Margie Willis, and Pattie Robinson worked in partnership with The City of Fort Myers Parks & Beautification Division, led by Jose Parrilla, on the installation of ornamental landscaping around the newly erected clock. Matt Lincolnhol, the Director of Landscape Architecture at Morris-Depew and member of the Beautification Committee, supported the effort by contributing to the design, plant selection, and hands-on assistance during the installation process.

Matt Lincolnhol has been promoted to Director of Landscape Architecture at Morris-Depew Associates, announced Bill Morris, president of Morris-Depew Associates. He will oversee operations of the department and the preparation of landscape plans and conceptual land plans for the firms local, regional and national client base.

After graduating from Clemson University’s School of Landscape Architecture, Lincolnhol started his career in Orlando, Florida focusing on residential lifestyle communities and theme park design. Lincolnhol has extensive knowledge in amenity design, land planning, planting design, and the preparation of construction plans that he brings to compliment the vast services the firm also offers.

He currently serves on the City of Fort Myers Beautification Advisory Board and Lee County’s Conservation Land Acquisition and Stewardship Advisory Committee. Lincolnhol uses his experience as a design professional to offer recommendations regarding beautification projects within the city and provides recommendations to the Lee County Board of County Commissioners on environmentally critical or sensitive land purchases concerning the County’s 20/20 Conservation program.

Morris-Depew hires Kissida as survey rodman

Fort Myers, FL. (July 25, 2022) — Surveying and mapping are essential parts in the beginning stages of any development and critical to the expert work conducted by Morris-Depew, one of the state’s top consulting firms offering civil engineering, land planning, landscape architecture, surveying and mapping services. Now, Tim Kissida will play an important role in this process, recently hired as a survey rodman.

Kissida’s responsibilities include transporting and setting up instruments and other equipment associated with preparing a job site for a survey.

Some of the major surveying and mapping projects by Morris-Depew include the new Margaritaville development on Fort Myers Beach, the Gulf Coast Medical Center campus and Gulf Coast Medical Park, the Gasparilla Inn on Boca Grande, Bonita Grande Mine site and a parish hall for Our Lady of Mercy Catholic Church on Boca Grande.

Originally from New Jersey, Kissida attended Philadelphia University for marketing and graphic design, while also studying communication and personal performance training.

“I believe I have an artistic ability with an eye for design, as well as an ability to use media as a language to communicate abstract ideas,” Kissida said.

Added Morris-Depew President Bill Morris: “Surveying remains an essential part of our operations and we are excited to have Tim as a part of our staff.”

Kissida’s interests include exploring Florida’s many parks and preserves. “I am hoping to one day camp in every national park in the U.S.,” Kissida said about this country’s 63 national parks.

Morris-Depew helps complete treatment center for Florida Cancer Specialists

Fort Myers, FL. (July 26, 2022) — Morris-Depew Associates, a fully-resourced design, planning, engineering and landscape architecture firm, recently completed another cancer treatment center for Florida Cancer Specialists at the northwest corner of Colonial Boulevard and I-75.

Project manager Stephen VerVaecke and landscape architect Matt Lincolnhol, helped create a new 20,000-plus-square-foot facility, which features 50 infusion treatment areas, 18 exam rooms, and aesthetically pleasing views for patients undergoing treatment. The team of innovative and creative planners, designers and engineers overcame many challenges because of the irregular shape of the property and limitations presented by conservation land bordering the property. The team also was able to acquire the necessary local and state permits to keep the project on track.

“Our strong and valued relationship with Florida Cancer Specialists over the years, and the projects we have created for them, remains a high priority of us,” Morris-Depew President Bill Morris said.  “We look forward to working with them on future projects and embrace their mission of providing high quality healthcare.”

The new treatment facility continues the mission of Florida Cancer Specialists to provide world class healthcare at over 100 locations within its network.

The project was team was headed by Optimal Outcomes and included Precise Construction as the construction manager and general contractor, Grace Hebert Curtis Architects, ECS Florida for geotechnical services, and Passarella & Associates for an environmental assessment. Precise Construction completed construction of the project in June.

FORT MYERS, Fla. (April 19, 2021) – Morris-Depew Associates (MDA), Southwest Florida’s premier civil engineering surveying, land use planning, and landscape architecture firm, has completed services for Florida Cancer Specialists, a leading healthcare institution providing access to world-class cancer care and research.

Professionals at MDA had the privilege of working with four Florida Cancer Specialists locations throughout Southwest Florida to provide a complete scope of development permitting services, including due diligence, engineering, landscape, planning and surveying. Offices included Fort Myers-Colonial, Estero, Global Parkway (an FCS & American Oncology Network office) and North Port.

While each location provided their own set of parameters for size and scope, with varying challenges – from irregularities in shape, conservation land considerations to rigorous municipal architectural requirements – the end result at all locations was a harmonious site and building design that exceeded client expectations.

For the Fort Myers-Colonial location Project Manager and Engineer Stephen VerVaecke, PE and Landscape Architect Matt Lincolnhol, PLA led plans to create a functional and appealing site for the development of a 20,000-square-foot, state-of-the-art cancer treatment center. Achieving an effective site design was accomplished by establishing constraining elements and creatively working around them to meet local and state development regulations. The team also assisted in obtaining a multitude of permits for development.

In the upscale Coconut Point commercial development on the south end of the Village of Estero, Florida Cancer Specialists retained Morris-Depew Associates to provide a full array of services. The project team was co-led by Engineering Project Manager Jack Morris, PE, Stephen VerVaecke, PE, as well as Director of Landscape Architect Michael Ekblad, PLA, with support from Cory VerVaecke and Taylor Maggiorani. The project required multi-disciplined coordination with the engineers, architect, and landscape architect divisions working with the client to provide persuasive presentations to the Village Design Review Board and public. The end result was a successful project that met the requirements of the Coconut Point Pattern book and Village Land Development Code, while providing the specific design provisions required by the client.

The MDA team also managed site design and permitting for a joint facility for Florida Cancer Specialists and AON (American Oncology Network) on a 5-acre parcel in the Southwest International Commerce Park. The design for the 50,000-square-foot building and associated infrastructure was formed by numerous factors, including a high parking demand for the split facility, the design requirement enforced by the Property Owners Association, and the Hazardous Wildlife buffer surrounding the Southwest Florida International Airport. The project team was co-led by Director of Operations Ryan Shute, PE, Stephen VerVaecke, PE, as well as Michael Ekblad PLA, with support from Cory VerVaecke and Taylor Maggiorani.

At the North Port location, operator Optimal Outcomes based in St. Petersburg retained Morris-Depew Associates to provide a full array of site design and permitting services from the initial due diligence on the parcel to the construction administration of the Florida Cancer Specialists site. To ensure the design was consistent with the Heron Creek Pattern book, the MDA team worked closely with the City of North Port, and incorporated digital perspective imagery to help visualize the full scale and scope of the project. This included providing design, engineering, and digital perspective imagery support for an enhanced Healing Garden on the site to be used by patients and visitors. The Healing Garden features informal gathering spaces and an iconic trellis structure, which not only serves patients, but satisfies the public art requirement for the City. The project team was led by Stephen VerVaecke PE, and Matt Lincolnhol, PLA, with support from Cory VerVaecke, Taylor Maggiorani and permit coordination by Amber Francisco.

Morris-Depew Associates completes engineering work on Evans Avenue

FORT MYERS, Fla. (March 9, 2021) – Morris-Depew and Associates, Southwest Florida’s premier civil engineering and land use planning firm, has completed engineering services along Evans Avenue.

As part of the City of Fort Myers’ Capital Improvement Program, Evans Avenue recently underwent extensive roadway enhancements to improve mobility, function and access to support travel in and around Downtown Fort Myers. The MDA team led redesign efforts for an older part of the street as well as provided engineering services to support roadway improvements, including replacing utilities, water and sewer lines connecting to nearby residences.

The survey department also helped establish boundaries and construction staking for the 1/4-mile road improvement project. The firm provided construction-related services during the build out, which was recently completed by Stevens Construction.

The project team was led by Chairman and Director of Engineering of Morris-Depew Associates, Bill Morris, with Mark Howell, P.E. serving as the Engineer of Record.

Over the last several months, we’ve welcomed new team members, continued our focus on integrating innovative technology, and completed a myriad of multidisciplinary planning and design projects. Read below to learn more!

NEW TECHNOLOGY

Innovative technology is at the forefront of our client success: From creating new 3D imagery to help capture real-time visuals for a project, to integrating new instruments and tools to ensure the foundation of a project is secured.

We recently introduced a new hydrological instrument – the HyDrone – to our survey department. This instrument collects water depth, lake bank slope and bottom topography data for Hydrographic Surveys to help detect or mitigate location of possible obstructions and physical features of water bodies.

This technology also enables data collection to occur in a variety of weather conditions ensuring timely delivery of surveys as required for Stormwater Management Systems, Deep Lake Management Plans and Mining Annual Monitoring Reports – all services provided by our team of experts.

PROJECT UPDATES

Evans Avenue Complete

As part of the City of Fort Myers’ Capital Improvement Program, Evans Avenue recently underwent extensive roadway enhancements to improve mobility, function and access to support travel in and around Downtown Fort Myers. The MDA team led redesign efforts for an older part of the street as well as provided engineering services to support roadway improvements, including replacing utilities, water and sewer lines connecting to nearby residences.

The survey department also helped establish boundaries and construction staking for the 1/4-mile road improvement project. The firm provided construction-related services during the build out, which was recently completed by Stevens Construction.

The project team was led by Chairman and Director of Engineering of Morris-Depew Associates, Bill Morris, P.E. with Mark Howell, PE. serving as the Engineer of Record.

Florida Cancer Specialists

Florida Cancer Specialists is one of the leading healthcare institutions providing access to world-class cancer care and research. The team at MDA has had the privilege of working with a myriad of Florida Cancer Specialists locations throughout the Southwest Florida region to provide a complete scope of development permitting services including due diligence, engineering, landscape, planning and surveying. Most recently, the team supported plans for four locations: Fort Myers-Colonial Office, Estero Office, Global Parkway (an FCS & American Oncology Network office) and North Port office.

While each location provided their own set of parameters for size and scope, with varying challenges – from irregularities in shape, conservation land considerations to rigorous municipal architectural requirements – the end result at all locations was a harmonious site and building design that exceeded client expectations.

Additional support services provided by Morris-Depew included obtaining a multitude of permits for development, providing design, engineering, and digital perspective imagery support for an enhanced Healing Garden [at two locations], and comprehensive landscape architectural plans to accommodate nuances related to parking, drainage considerations, and a public art component required by the City of North Port.

Timber Creek Takes Shape

Construction is underway and the first residents have already begun to move in to Timber Creek by Lennar. Located at the west corner of State Road 82 and Daniels Parkway, Timber Creek is one of the area’s newest residential communities expanding options for eastern Lehigh Acres-Fort Myers homeowners. Following a multi-year comprehensive plan amendment process that was approved by Lee County, Morris-Depew Associates secured development permits for the mixed-use project.

Set on 654 acres, Timber Creek will have 1,315 residences at buildout. There are twin villas, executive homes on 40-foot lots, manor series homes on 50-foot lots and estate homes on 60-foot lots.

All of Morris-Depew Associates’ departments collaborated in the design and permitting for the community.

Currently, our Civil Engineering team is overseeing construction services for the second amenity and phase three construction currently underway. The community will offer an expansive amenity program, including a resort pool and a separate lap pool. There will also be a putting green, an outdoor sand volleyball court, indoor volleyball, both indoor and outdoor basketball, an exercise room, clubhouse, tennis and pickleball courts, a sunset terrace, a community fire pit, arcade, playroom, grill room, outdoor dining, fitness center, sauna, coffee lounge, aerobics room, social room, pool cafe and a clubhouse.

We’re proud to be a part of seeing this vibrant new community come to life.

Bear Creek in Walton County

Further up the state, the MDA team is spearheading design plans for Bear Creek development – a beautiful, walkable community on the Emerald Coast of Florida.

From the entry and amenity designs to the comprehensive landscape architectural plan and engineering plans, the MDA team created a plan for this iconic community that respects the area’s rich heritage and existing native landscaping. The community boasts various open green spaces, trails, lake and preserve views, and more.

The professionals at Morris-Depew Associates recently received permit approval from the City of Freeport Utilities on the phase 3A at Bear Creek, and approval for the minor development order from Walton County on the Phase 3A amenity.  We are another step closer to seeing the next phase of this new community come to life.  Additional phases of the development are expected to come later this spring, and will allow for an additional 97 rooftops, amenities, and walking trails.

Known for her ambitious and driven work ethic, Amber has extensive knowledge and experience in all facets of contracting, permitting, insurance and business administration. She previously served as a contract administrator for one of the largest private real estate development company’s in the state.

Timothy Bailey, Cad Operator

A graduate of Johnson College with a degree in AST in Architectural Drafting and Design, Timothy has more than 25 years of experience supporting projects in civil engineering.

Danielle Lansiquot, Receptionist

A native of Ohio, Danielle is a dedicated team known for her detail-oriented and motivated spirit.

KUDOS

A big congratulations also goes out to three team members who recently achieved professional designations in the engineering and landscape architecture division.

  • Matt Lincolnhol received his Professional Landscape Architect license.
  • Stephen VerVaecke, Assistant Project Manager and Project Engineer, received his Professional Engineer license.
  • Kyle Knight, Project Engineer, recently passed his test and will soon receive his Professional Engineer license.
