(and Why RenoMark® Contractors Always Use Them)

When you’re excited about starting a renovation, it’s easy to get swept up in the promise of quick timelines, friendly assurances, and tempting “cash deals.” But before anyone starts swinging a hammer, there’s one thing absolutely every homeowner should insist on: a detailed written contract. It’s not just paperwork, it’s your protection, your roadmap, and your peace of mind.

The bottom line is simple: if it’s not in writing, it doesn’t count. A clear, detailed contract helps ensure everyone is working from the same plan and gives you something to rely on if questions or disputes come up later.

And when you choose a RenoMark® contractor, you never have to ask for a written contract. Providing one isn’t optional, it’s built right into the RenoMark Code of Conduct. Every member must commit to professional standards that far exceed typical industry practices.

Here’s why that matters.

Three people in business attire are signing a contract document on a glass table, each holding a pen, with modern office buildings visible in the background.

A Written Contract Protects You Financially and Legally

A written contract is essential for every renovation project, no matter the size. Even seemingly simple jobs can go sideways without clear documentation. A proper contract:

  • Creates a binding legal agreement
  • Defines rights and responsibilities for both parties
  • Provides a clear record of what was agreed upon
  • Reduces your risk of financial loss
  • Protects you from liability in case of accidents or injuries on-site
  • Prevents misunderstandings by ensuring everyone sees the work the same way

Reputable contractors use written contracts as a normal, professional part of doing business—and homeowners should never proceed without one. If a contractor hesitates or refuses, that’s a major red flag. We strongly advise against hiring anyone unwilling to document the project. The risks are simply too high.

A pile of Canadian banknotes with a large red prohibition symbol over them, indicating a ban or restriction on the use of Canadian cash.

Why “Cash Deals” Put You at Risk

A contractor offering a cash deal might pitch it as a way for you to save money. But behind the initial appeal lies serious risk:

  • No written contract means no proof of what was promised
  • No legal protection if the contractor disappears
  • No clarity on scope, timelines, or materials
  • No warranty or recourse if the work is faulty
  • No confirmation that the contractor is insured or licensed

Cash deals also usually mean someone is avoiding taxes, cutting corners, or both. And if something goes wrong structurally, financially, or legally, the homeowner is often left holding the full cost. Simply put: a cash deal is a gamble, and you deserve better.

What’s Actually in a Good Contract?

A well-constructed renovation contract includes much more than a price and a date. It includes key elements such as:

  • The parties involved
  • A detailed description of the work
  • The payment schedule
  • Timelines and milestones
  • Change order processes
  • Standards of work and warranties
  • Insurance and liability details
  • Dispute resolution terms
  • Site-specific details like utilities, material storage, and other contractors involved

These details create a shared understanding of what will happen, who will do it, and how unexpected issues will be handled. A strong contract—exactly the kind used by RenoMark contractors—ensures clarity and accountability from day one.

RenoMark: A Symbol of Trust and Professionalism

Renomark logo featuring a black circular badge with the words RENOMARK RENOVATORS MARK OF EXCELLENCE and a stylized hammer forming a checkmark in the center.

RenoMark was created to help homeowners easily identify renovators who are committed to professional standards, quality workmanship, and ethical business practices.

Today, the program is a nationally recognized symbol backed by the Canadian Home Builders’ Association. RenoMark contractors gain their designation by meeting strict requirements and maintaining them through an online verification system that ensures all documentation is current and compliant.

This means when you hire a RenoMark contractor, you’re not just hiring a contractor. You’re hiring a verified professional

RenoMark Contractors Always Provide Written Contracts

Hiring a RenoMark contractor eliminates the guesswork. The RenoMark Code of Conduct requires every member to:

  • Provide a detailed, written contract for all jobs
  • Carry a minimum of $2 million in liability insurance
  • Hold all required licenses and permits
  • Maintain a safe and organized work site
  • Return homeowner calls within two business days
  • Provide a minimum two-year warranty on all work (excluding minor repairs)
  • Stay current with building codes and training
    (ensuring professionalism and ongoing education)

These requirements aren’t suggestions; they’re mandatory. That means when you choose a RenoMark professional, you’re choosing someone who has formally agreed to uphold higher standards than the average contractor.

The Peace of Mind You Deserve

Renovations are an investment, financially, emotionally, and in the long-term enjoyment of your home. With the right professional, they can be exciting, rewarding, and transformative. With the wrong one, they can become stressful, expensive, or even dangerous. A written contract is your safeguard.

A RenoMark contractor is your best guarantee that you’ll get one and that the work will be completed professionally, safely, and to the highest industry standards.

When planning a renovation, choosing the right materials is one of the biggest decisions you’ll make—one that affects your budget, your home’s appearance, and how long your investment will hold up. It’s easy to fall in love with a stunning tile or a trendy countertop you saw online, but the smartest choices balance three key factors: aesthetics, durability, and cost. The good news? You don’t have to sacrifice one to get the others. With the right information and a trusted renovation professional by your side, you can find materials that check all the boxes.

Here’s how to make confident, long‑lasting material choices for your home renovation.

1. Start With Your Lifestyle

Before comparing samples, colours, or price points, ask a simple question: How will this space be used?

Different rooms face different types of wear and tear. A busy family kitchen needs materials that can handle spills, heat, and constant traffic. A guest bathroom, on the other hand, will have a lighter workload, making it suitable for a wider range of finishes.

Consider:

  • Do you have pets or young children? Choose scratch‑resistant flooring and low‑maintenance surfaces.
  • Do you cook frequently? Prioritize heat‑ and stain‑resistant countertops.
  • Is the space prone to moisture? Opt for water‑resistant flooring, tiles, and wall materials.

Your lifestyle is the foundation for every material decision that follows.

2. Understand the Durability of Different Materials

Some materials simply last longer—and perform better—than others. Knowing the pros and cons can prevent costly repairs or replacements down the road.

Flooring

  • Hardwood: Classic and warm, but can scratch. Great in living areas; less ideal in moisture‑heavy zones.
  • Luxury vinyl plank (LVP): Durable, affordable, and water resistant. A great choice for basements, kitchens, and mudrooms.
  • Porcelain tile: Very durable, but can be cold underfoot without radiant heating.

Countertops

  • Quartz: Non‑porous, stain‑resistant, and low maintenance—excellent for busy kitchens.
  • Granite: Durable and natural, but requires periodic sealing.
  • Butcher block: Warm and beautiful but prone to scratches, stains, and water damage without regular care.

Cabinetry & Millwork

  • Solid wood: Long‑lasting with timeless appeal. Higher cost but great durability.
  • MDF / engineered wood: Smooth finish, budget-friendly, and excellent for painted cabinetry.

When in doubt, choose durability for high‑traffic, high‑use, or high‑moisture areas. It pays off.

3. Evaluate Long‑Term Costs—Not Just the Price Tag

Sticker shock is real—but focusing only on upfront cost can be misleading. The true cost of a material includes installation time, maintenance needs, expected lifespan, and replacement costs.

For example:

  • A low-cost countertop that stains easily may need replacing in 5–7 years.
  • A high‑quality flooring product might cost more upfront but last decades with minimal upkeep.
  • Cheap fixtures can wear out quickly, leading to more repairs.

Think of materials as a long‑term investment. Spending a little more now may save significantly later.

4. Don’t Forget Maintenance

Not every homeowner has the time—or desire—for high‑maintenance materials. When selecting finishes, ask: How much upkeep am I realistically willing to do?

Low‑maintenance options:

  • Quartz countertops
  • Porcelain tile
  • Vinyl flooring
  • Composite decking

Higher‑maintenance options:

  • Marble (etches, stains easily)
  • Wood countertops (require oiling and sealing)
  • Natural stone tiles (may need sealing)
  • Real wood decking (requires staining and refinishing)

Choosing materials that align with your maintenance comfort level will keep your home looking its best with less effort.

5. Think About Longevity and Timeless Appeal

Trends can be tempting, but they don’t always age gracefully. If you’re investing in a major renovation, aim for a balance: long‑lasting foundational elements paired with easily changeable accents.

Choose timeless options for:

  • Flooring
  • Countertops
  • Cabinets
  • Major tile surfaces
  • Exterior finishes

Experiment with trends in:

  • Paint colours
  • Lighting fixtures
  • Hardware
  • Décor
  • Statement pieces

This approach keeps your home looking current without requiring costly overhauls every few years.

6. Sample and Test Before Deciding

Always see materials in person—and whenever possible, bring samples home. Lighting conditions, wall colours, and adjacent materials all affect how a product looks in real life.

A few pro tips:

  • Compare samples in natural and artificial lighting.
  • View them during different times of day.
  • Place flooring samples underfoot to feel texture and warmth.
  • Test how easily surfaces scratch or stain (carefully!) using spare samples.

These small checks can prevent big regrets.

7. Work with a Professional Who Knows the Industry

Contractors and designers who work with materials every day know what lasts—and what doesn’t. They also have access to reputable suppliers, realistic timelines, and accurate cost expectations.

RenoMark renovators follow a strict Code of Conduct, ensuring professionalism, transparency, and quality. Their insight can help you choose materials that deliver longterm value while still achieving your vision.

Renovating your home is a major investment, not just financially, but emotionally and logistically. One of the first decisions you’ll make is choosing between a design-build firm and a general contractor. We sat down with Andrei Sosnovsky, founder of Sosna Home Renovations, a Vaughan-based renovation company with a design-build approach that has over two decades of experience helping homeowners transform their spaces.

Sosna Home Renovations, Seiffer project, Richmond Hill, ON

Understanding the Two Models

At its core, Andrei says the difference between design-build and general contracting comes down to who holds the reins.

Design-build firms offer a single point of contact for the entire project. From initial design to final construction, everything is handled under one roof.

General contractors, on the other hand, typically work alongside independent architects, engineers, and designers. Homeowners are often the ones responsible for coordinating between these parties.

“With design-build, the homeowner has one point of responsibility,” says Andrei. “It’s simpler, more predictable, and easier to manage.”

Which Projects Suit the Two Approaches?

Design-build is ideal for complex renovations that require thoughtful design and planning, projects like full-home remodels that include: structural changes, layout modifications or custom kitchens. These projects benefit from early collaboration between designers and builders, ensuring that creative ideas are grounded in budget and feasibility.

General contracting may be suitable for straightforward renovations, like replacing flooring or updating a bathroom, where design input is minimal. Andrei also notes that homeowners might opt for a general contractor after working with an independent designer or architect.

Key Considerations for Homeowners

When deciding which model is right for you, ask yourself:

  • Do you have the time and expertise to manage multiple professionals?
  • Is your budget fixed or flexible?
  • Is your project simple or complex?
  • Do you want one party responsible for everything?

If you answered yes to wanting simplicity and a streamlined process, design-build may be the better choice.

Communication Matters

Design-build firms simplify communication. At Sosna, for example, clients work with a dedicated designer who guides them through every step.

“They literally hold your hand,” says Andrei. “It’s just one person to communicate with, which makes everything easier.”

In contrast, general contracting requires coordinating conversations between multiple parties: designer, contractor, architect, engineer, and more, which increases the risk of miscommunication and delays.

Real-Life Example: When Design-Build Makes All the Difference

Andrei shared a powerful example of what can go wrong when design and construction are disconnected.

A client purchased a home with plans to renovate and had a realistic budget. Sosna offered their design-build services, but the client chose to work with an independent designer who was a friend of a friend. The designer created a beautiful space, but without consulting Sosna’s team, engineers, or tradespeople.

Once the design was complete, the client asked Sosna to bid on the project as a general contractor. That’s when the problems began:

  • The cost far exceeded the original budget.
  • The design included wall-mounted toilets on exterior walls, which violates building codes due to the risk of frozen plumbing.
  • Fixing this required building false walls, which triggered a domino effect, redesigning the powder room, adjusting the kitchen layout, and more.

“These issues would’ve been caught immediately in a design-build process,” Andrei explains. “Instead, the client spent months designing and quoting, only to realize the project wasn’t feasible.”

Ultimately, the client sold the home without renovating. Thankfully, they returned to Sosna with a new property and completed a successful renovation using the design-build model.

Modern kitchen with light wood cabinets, navy blue lower cabinets, a white quartz countertop island, three wooden stools, pendant lights, and a windowed door in the background. The space is bright and tidy.

Q&A with Andrei Sosnovsky from Sosna

Q: Is design-build more expensive than hiring a general contractor?
Not necessarily. Design-build firms work with your budget from the start, helping you avoid costly surprises later. General contractors may quote based on designs that aren’t feasible or budget-friendly.

Q: Can I use my own designer with a design-build firm?
Some firms allow it, but I wouldn’t recommend it.  Disconnecting design from construction can lead to costly mistakes and delays.

Q: What if I already have a design?
You can still work with a general contractor, but be prepared for potential change orders and budget adjustments if the design wasn’t reviewed by construction professionals and your home was not thoroughly inspected to prevent surprises during construction.

Q: How do I know if my project is “complex”?
If it involves layout changes, structural updates, or custom features, it’s likely complex. A design-build firm should be able to assess this during an initial consultation.

Q: What’s the biggest risk with general contracting?
Lack of coordination. Without early collaboration between design and construction, homeowners may face budget overruns, delays, and design revisions.

Questions to Ask Before Hiring a Contractor

Whether you choose design-build or general contracting, here are essential questions to ask:

  1. Can I speak with past clients?
  2. Can I visit a current job site?
  3. How do you handle change orders and unexpected issues?
  4. Do you have a clear process for design, budgeting, and construction?
  5. Are you RenoMark-verified?
  6. Will I have a single point of contact throughout the project?
  7. How do you ensure the design stays within budget?
  8. What’s your experience with projects similar to mine?
  9. Do you offer warranties or post-project support?
  10. How do you communicate progress and updates during the renovation?

Renovating your home should be exciting, not stressful. Choosing the right model and the right professional can make all the difference. If you’re looking for peace of mind, budget clarity, and a smoother experience, the design-build approach may be your best bet.

And when you’re ready to take the next step, make sure your contractor is part of the RenoMark Program. RenoMark members are committed to professionalism, transparency, and quality, giving homeowners the confidence they deserve.

Condo renovations are often limited by rules, space, and structure. But this kitchen renovation proves that with the right team, even the most constrained spaces can be transformed into something extraordinary.

That’s where Eurodale Design + Build comes in. As a RenoMark-verified design-build firm in Toronto, Eurodale specializes in tackling complex renovations with creativity and precision. A skillset that’s especially important in condos, where every inch counts and every change must navigate building rules and service limitations.

The Condo Challenge: Making Space Where There Is None

Renovating a condo isn’t like renovating a detached home. You’re working within fixed walls, dealing with shared systems, and often facing strict condo board regulations.

This kitchen was completely reimagined. Custom cabinetry in a soft gray and warm wood tone creates a modern yet inviting aesthetic. Power-actuated upper cabinets maximize storage without cluttering the space. Porcelain slab counters wrap the kitchen in elegance, while the backsplash features slim vertical tiles in a crisp white, adding texture and visual interest.

But the real showstoppers? A fully concealed and integrated suite of undercounter refrigerator and freezer drawers, a hidden appliance garage, and a gas range framed by stepped millwork that stretches from floor to ceiling. All of it is accessible via a rolling library ladder, which glides along a track above the cabinetry—a striking blend of form and function that turns everyday cooking into an elevated experience.

The flooring ties it all together: herringbone-patterned wide plank flooring in a cool gray tone runs seamlessly from the kitchen into the living area, creating continuity and sophistication.

This stunning transformation didn’t go unnoticed—Eurodale won Best Kitchen Renovation at the 2025 OHBA Awards of Distinction for this very project, a testament to the firm’s ability to elevate condo living through design excellence.

”This renovation wasn’t without challenges. The existing windows are horrible, and as common elements, we can’t change them. They sweat behind curtains and soak the hardwood floor, causing visual damage and mould. Our solution was to extend the existing HVAC ducting over each of the large windows and doors at each end of the suite. We created a concealed linear strip duct that ‘washes’ the glazing with air flow, creating a curtain of air that helps remove the condensation created between the indoor and outdoor temperature differentials. Further, we used ‘wood-look’ heated herringbone ceramic tile floor,s which is much more durable, eliminating the risk of damage and mould.  The bulkhead for the HVAC changes perfectly doubled as a concealing valence for the custom window covering draperies.” – Brendan Charters, Eurodale Design + Build

Modern apartment featuring a sleek gray Toronto condo kitchen renovation, built-in cabinets, black faucet, and herringbone wood floors. Enjoy a cozy sitting area, large windows with city views, and a tall ladder on a rail by the desk.

Privacy and Functionality in Tight Quarters

Condo living often means balancing openness with the need for personal space. Smart renovations can make a world of difference. Whether it’s adding soundproofing between rooms, creating defined zones for work and relaxation, or using built-ins to maximize storage without sacrificing style.

In this renovation, thoughtful design choices helped carve out privacy without closing off the space. A built-in desk area with integrated drawers and a wall-mounted TV creates a functional home office that blends seamlessly into the main living space. Sliding sheer drapes soften the natural light pouring in from the floor-to-ceiling windows, while layered lighting ensures the space feels warm and inviting day or night. It’s a reminder that even in tight quarters, functionality and comfort can go hand in hand.

“Condo living is now much smaller by way of square footage than a single-family home…but they often have taller ceilings. We use custom millwork to create storage in the total volume of space. 10-12 and even 14ft ceilings in lofts creates huge opportunities to improve the functionality. Going custom allows it to look really chic – like this project with the staggered and stepped millwork with variation of painted, stained and textured finishes that visually breaks up the total vertical massing.” – Brendan Charters, Eurodale Design + Build

Why RenoMark Matters—Especially in Condo Renovations

Eurodale Design + Build is a proud member of the RenoMark program, which sets the standard for professionalism in the renovation industry. RenoMark renovators follow a strict code of conduct, including written contracts, proper licensing and insurance, and warranties on their work.

In condo renovations, the rules around common elements, approvals, and staging can be complex. Working with a RenoMark-certified professional is essential. These renovators understand how to navigate the red tape while delivering high-quality results that respect both the building and the homeowner’s vision.

“If you want a professional process and final product, it’s imperative that you work with a professional firm. A group that takes their business and client commitments seriously. RenoMark renovators abide by a strict code of conduct, embark on continuing education, use contracts and provide warranties. Anything less is truly leaving your project to chance, and is likely quite risky.” – Brendan Charters, Eurodale Design + Build

Celebrated Creations: RenoMark’s Finest Transformation

In the bustling city of Calgary, Alberta, Ultimate Homes & Renovations has made a distinctive mark in the world of home renovation transformations. Most recently, their project “Modern Traditions” won the prestigious Best Kitchen Renovation under $70,000 at the 2025 CHBA National Awards for Housing Excellence. Designed by Jeff Rogers, this renovation captures the essence of modernity intertwined with traditional warmth, all without breaking the bank.

modern kitchen with large island

The Vision: An Open and Inviting Space

The homeowners sought a space that was not only functional but also inviting—a bright, open-concept kitchen that would serve as the heart of their home. The challenge was clear: transform a cramped kitchen into a vibrant area perfect for entertaining, all while ensuring it seamlessly integrated with the living and dining spaces.

Functional Design: Creating Openness and Light

One of the most significant changes was the removal of a central load-bearing wall. By installing a new beam, Ultimate Homes & Renovations opened up the space and connected the kitchen with the rest of the home, creating a harmonious flow that invites interaction and communal experiences.

The kitchen’s focal point is undoubtedly the rich quartz waterfall island. This luxurious feature is not only looks great but offers ample seating, making it ideal for hosting larger gatherings. Complemented by a gracefully curved arched entrance, the space is elegant and sophisticated.

Smart Space Utilization and Design Elements

Every inch of the kitchen was thoughtfully planned to enhance both functionality and aesthetic appeal. The high-quality luxury vinyl plank (LVP) flooring, installed at an angle, introduces texture and lightness, elevating the overall ambiance of the room.

Seating was a crucial consideration given the homeowners’ love for entertaining. The design accommodates a cozy breakfast nook at the back, providing a space for family meals.

newly renovated kitchen with large island seating

Illuminating the Heart of the Home

Lighting played a pivotal role in transforming this kitchen. Despite the removal of three windows, the space feels remarkably brighter. This is achieved through strategically placed LED pot lights, strip lighting, and a Solatube (an innovative alternative to a traditional skylight) that floods the area with natural light. The large front-facing windows enhance this effect, allowing plenty of sunlight in and further adding to the open-concept feel.

Overcoming Challenges with Innovation

Renovations often come with their set of challenges, and “Modern Traditions” was no exception. Here’s how the team at Ultimate Homes & Renovations addressed several key challenges:

  1. Structural Integrity: Removing the central load-bearing wall was a big decision. To ensure the home’s structure remained intact, a new beam was installed per engineer specifications, allowing the kitchen to open up without expanding the footprint.
  2. Seating Solutions: Balancing the need for ample seating with a compact space required meticulous planning. By optimizing the layout, the team ensured that the island could accommodate guests, while a small breakfast table at the back offered a cozy spot for family meals.
  3. Maximizing Natural Light: The removal of windows posed a potential issue for natural light. However, the installation of a Solatube and reliance on large front-facing windows addressed this, making the kitchen feel airy and connected.
  4. Storage Optimization: With the existing footprint, creating additional storage was a challenge. Through innovative cabinetry design and layout adjustments, the kitchen now boasts improved functionality and ample storage space.

In Corman Park, Saskatoon, a once-dated home has been reimagined through a standout log home renovation. Hometown Homes earned national recognition at the 2025 CHBA National Awards for their project The Log House Reno, which won Best Whole Home Renovation in the $300,001 – $500,000 category. This renovation demonstrates expert craftsmanship, functional design, and the balance of rustic architecture with modern home features.

A modern rustic kitchen from The Log House Reno by Hometown Homes features log walls, exposed wooden beams, a large island with barstools, stainless steel appliances, and white cabinetry under a vaulted ceiling.

Transforming a 1990s Log House

Built in the 1990s, the original log home layout featured a boxy floor plan that no longer met the needs of a growing family. The homeowners wanted a home that offered more space, better flow, and room to host. Hometown Homes addressed these goals with a complete interior transformation.

A spacious, modern log cabin living room in The Log House Reno by Hometown Homes features wood walls, vaulted white ceiling, gray sofas, large windows, indoor plants, a stone fireplace, and abundant natural light.

Open-Concept Kitchen and Living Space

The renovation focused on maximizing usable space. The kitchen relocation from its enclosed area to a new open-concept layout connected it to the living room, turning the space into an ideal area for hosting. A large island provides multi-functional workspace, family dining, and improved flow between rooms.

Spacious, modern cabin interior by The Log House Reno by Hometown Homes features wood beams, large windows, stone fireplace, and open kitchen island. Light wood floors and natural light create a cozy, airy atmosphere with comfortable seating areas.

Purposeful Design with Rustic Features

Every design choice in this Saskatoon renovation served a purpose. Highlights include a custom tapered hood fan with maple detailing and recessed lighting integrated into the log ceiling beams. A built-in bar with a boxed design and polished nickel fixtures brings refined contrast to the natural wood textures.

One clever feature is the wrap-around pantry, concealed behind cabinetry for a clean look and expanded storage—key in any modern kitchen renovation.

Bright, cozy sunroom in The Log House Reno by Hometown Homes with large windows, light wood ceiling, gray sofa, white coffee table, wicker chairs, cat tree, plants, and antler wall decor. Sunlight pours in for a warm, inviting retreat.

Challenges of Renovating a Log Home

Working with a log cabin structure meant precision was critical. Cutting new kitchen windows required chainsaw work that had no room for error. Installing triple-pane, energy-efficient windows was complicated by the triangular shapes and need to blend with the logs. Due to budget limits, older windows were painted black to match the new ones—a cost-effective renovation solution that maintained visual consistency.

“The biggest challenge was relocating the kitchen into the great room while also adding two brand-new windows through the log walls. With logs, there’s absolutely no room for error. On top of that, moving the kitchen meant rerouting plumbing and electrical into a space that was never designed for it. By carefully working through the design process, planning every detail, and leaning on the technical expertise of our trades and suppliers, we were able to pull it off. The result is a transformed space that feels bright and open, all without compromising the home’s integrity” – Hometown Homes

Functional Upgrades for Family Living

Functionality was central to the renovation. The former kitchen became a new bedroom for the family’s daughters. In the bathroom remodel, relocating the toilet created better flow and usability. The former vestibule was replaced with a custom L-shaped mudroom bench, improving storage and entryway organization.

Other upgrades included hardwood flooring, large-format tile, and space optimization throughout the home—prioritizing comfort without sacrificing the home’s log cabin style.

“By restoring the original logs, opening the space with new windows, and bringing the kitchen into this room, it became the true heart of the home. It’s warm, welcoming, and filled with light. It is the perfect place for the family to cook, gather, and make memories; it feels both timeless and tailored to how they live now.” – Hometown Homes

Preserving Log Home Character

Despite modern upgrades, preserving the home’s original charm was a priority. The team used chinking, a technique that involved sanding each log and filling gaps for a more natural look. Exposed arch logs now frame a cozy coffee nook, while new windows maximize natural light and reinforce the home’s connection to its rural surroundings.

Modern bathroom in The Log House Reno by Hometown Homes features a black vanity, white countertop, large mirror, glass light fixtures, white tiled shower with black fixtures, decorative wall art, and a patterned towel on the bathtub.

Community-Driven Excellence

The success of The Log House Reno reflects not just design expertise but a collaborative effort. Visual storytelling by King Rose Visuals captured the transformation in full. Winning at the CHBA National Awards celebrates the dedication and technical skill that brought this renovation to life.

In the world of home renovations, basements often offer untapped potential—a blank canvas ready for transformation. Here’s a closer look at this award-winning basement renovation.

A modern living room from the Priddis Basement Renovation features a large wall-mounted TV, built-in wooden shelves with decor, a marble-patterned rug, sectional sofa, and a sleek kitchenette beneath the staircase—warm lighting adds cozy ambiance.

The Vision Behind the Renovation

The goal was clear: transform the basement into a luxury multi-purpose space ideal for entertaining. The homeowners aimed to maximize the value and functionality of an underused area. The finished basement reflects their lifestyle with a seamless blend of comfort, design, and purpose.

Modern living room from the Priddis Basement Renovation features a glass fireplace, two gray armchairs with gold accents, a patterned rug, cozy seating area, wood-paneled walls, open shelving, illuminated stairs, and warm ambient lighting.

Structural Challenges Met with Expertise

Like many basement remodeling projects, the Priddis renovation faced technical challenges. One major obstacle was removing support posts to open up the space. The solution: install exposed steel beams—a structural necessity that also adds an industrial-modern look.

Another crucial step was leveling the concrete floor to ensure proper installation of engineered hardwood flooring. Attention to these foundational details contributed to the high-quality finish.

Celebrated Creations: RenoMark’s Finest Transformations

The 2025 CHBA National Awards for Housing Excellence recognized a standout bathroom renovation by CCR Build + Remodel Inc., in partnership with Martin Jesko Custom Cabinetry and Integrated Electrical Solutions. This award-winning ensuite remodel in London, Ontario showcases a smart blend of modern design, craftsmanship, and functional upgrades.

Transforming a bathroom into a blissful retreat, this modern space features wooden walls and shelves, a white freestanding bathtub beneath a window with views of lush trees, and spa-like touches with towels, plants, and toiletries.

A Vision for a Modern Ensuite

The homeowners of this century-old home set out to update their dated primary ensuite. Their goal: create a modern bathroom retreat that balanced comfort, style, and functionality. With support from New Wave Design, the renovation redefined the space, prioritizing both layout optimization and visual impact.

Transforming a bathroom into a blissful retreat, this modern space features a freestanding white tub by a large window, wood paneling, dark tile floor, dual-sink wood vanity, gold fixtures, lush indoor plants, and a towel near the toilet.

Ensuite Renovation Highlights

A key change was relocating the toilet and bidet into a new private water closet, fitted with a TOTO wall-mounted washlet. This opened the layout for a freestanding Slik Evoque soaker tub, framed by custom walnut millwork and placed to take full advantage of garden views.

A floating vanity with six large drawers added practical bathroom storage, while keeping the countertop clutter-free. The design incorporated black marbled tiles across the floor and shower for a cohesive, high-impact look. Precision-cut tile work ensured smooth drainage in the curbless shower.

Subtle but impactful features like Fittes flush-mount vents and Z-Channel trim helped maintain a clean, modern aesthetic. The combination of dark walnut finishes, white surfaces, and brushed gold accents added visual contrast and elevated the overall design.

Modern bathroom designed for transforming a bathroom into a blissful retreat, featuring wooden cabinetry, gold fixtures, a white countertop, dual mirrors, a potted plant, shelves with towels, toiletries, and a white bathtub on the left.

Efficient Use of Space

This London Ontario bathroom renovation was part of a larger home update. To make space for the water closet, the team reallocated square footage from an adjacent walk-in closet. This strategic layout change improved privacy without compromising function.

Although the shower footprint stayed the same, removing an interior wall and raising the ceiling to nine feet made the space feel open and connected to the rest of the modern home interior. The tub deck—positioned for light and views—adds a spa-like atmosphere.

Transforming a bathroom into a blissful retreat, this modern space features a double sink wood vanity, gold fixtures, dual mirrors, central window, open shelving with decor, and a black-tiled glass shower. A small plant adds a fresh touch between the sinks.

Renovation Challenges and Solutions

Structural challenges emerged after removing the outdated sunken tub. Floor joists didn’t extend beneath the old fixture, requiring a new floor support system to handle the weight of the new tub and ensure safety for the level below.

Another key challenge was protecting the home’s original plaster ceiling and crown moulding—details no longer in production. The renovation team preserved these elements to maintain the home’s architectural integrity while modernizing the space around them.

Transforming a bathroom into a blissful retreat, this modern space features a freestanding white oval bathtub by a large window, wooden shelves with towels and decor, dark tile flooring, and lush greenery just outside.

A Bathroom Retreat Redefined

This luxury ensuite renovation delivers both comfort and functionality. CCR Build + Remodel Inc. created a space that honors the home’s heritage while embracing modern performance and aesthetics. With its refined layout, material selections, and custom detailing, this modern bathroom remodel offers the homeowners a daily retreat with lasting value.

Celebrated Creations: RenoMark’s Finest Transformations

The 2025 CHBA National Awards for Housing Excellence recognized My House Design/Build Team Ltd. of Surrey, BC, for their outstanding work on Elevated Living—a four-storey whole home renovation focused on accessibility, functionality, and long-term livability. Winning the Best Whole Home Renovation in the $500,001 – $800,000 category, this project sets a new standard in accessible home design.

Accessible Design for Aging in Place

The homeowners, a senior couple, needed a solution that would allow them to age in place comfortably. The original stair-lift only reached two levels, limiting mobility. Their renovation goals included eliminating barriers, improving layout flow, and enhancing safety—while preserving their connection to the scenic Belcarra views.

Structural Renovation and Accessibility Upgrades

To support the redesign, My House Design/Build Team Ltd. reconstructed key areas of the home, correcting unlevel flooring and undersized support beams. One of the most transformative features is a Garaventa residential elevator, offering full access to all four floors. The elevator, powered by a backup generator, replaces the outdated lift and is seamlessly integrated into the home’s layout and exterior design.

A new cedar accent wall in the foyer creates a bold visual element while complementing the structure’s updated entryway.

“The clients originally installed a stair lift while their aging mother lived with them.  It ate up a lot of space on their stairs and wasn’t super attractive.  With evening out the flooring on the middle floor (to make the kitchen at the same height as the rest of the space), that dictated that we redesign the stairs.  With that, it made much more sense to install an elevator to let these clients age in place.  This way, all floors are accessible, regardless of the clients’ physical abilities. “ – My House Design/Build Team Ltd.

Modern Kitchen Remodel with Custom Features

The kitchen renovation was the catalyst for the project. The team reconfigured the main floor by relocating the kitchen to the view side, lowering it by two steps for better integration. The result: a functional kitchen layout with white oak cabinetry, roll-out drawers, tray dividers, and a walk-in pantry for increased storage.

The kitchen’s blue island with built-in seating adds contrast and maximizes usability. It features a Caesarstone countertop, matte black fixtures, and a dishwasher oriented toward the view. A nearby coffee bar with bi-fold doors and a chevron wine rack adds convenience and appeal for entertaining.

Strategic space planning led to the addition of a second prep sink, built-in recycling station, and enhanced pantry organization—essential for homeowners seeking convenience and independence.

Functional Layout and Energy-Efficient Systems

Designed with accessibility in mind, the renovation includes widened hallways and doorways, in-floor radiant heating, and a fully electric HRV ventilation system with a heat pump and electric boiler for consistent climate control.

Additional upgrades included custom cedar woodwork, European tilt-and-turn windows, tile backsplashes inspired by natural textures, and high-efficiency appliances from Bosch, Wolf, Fulgor, and Miele. These energy-efficient upgrades ensure long-term performance and lower utility costs.

Overcoming Renovation Challenges

The sloped property created logistical challenges. Materials had to be craned in, and the team leveled the entry tile to resolve drainage issues. A key structural post was incorporated into the kitchen cabinetry design, maintaining aesthetics while optimizing storage.

“One of the greatest challenges of this project was managing the significant structural and logistical obstacles posed by the steep slope of the property and the existing condition of the home. The original floors were uneven and spread across multiple elevations, which required major restructuring to create a cohesive, level main floor. This involved installing large beams and structural supports, many of which had to be craned or hoisted into place due to the limited driveway access and steep site conditions. To integrate in-floor hydronic heating, self-leveling concrete was pumped into the home, carefully coordinated with the site’s accessibility constraints. Much of the material had to be “hand-bombed” up the slope and into the house, demanding both creative problem-solving and incredible teamwork. Despite these challenges, the result is a structurally sound, beautifully reimagined home that not only meets the client’s needs but also demonstrates the dedication and expertise of our entire team” – My House Design/Build Team Ltd

Recognizing Excellence in Design and Construction

“Elevated Living” represents the best in accessible renovation design and home modernization. My House Design/Build Team Ltd. delivered a home tailored to the physical needs and lifestyle of its occupants, while also increasing its overall resale value, functionality, and energy efficiency.

This award-winning Surrey home renovation reflects a commitment to thoughtful planning, technical expertise, and future-focused solutions.
